<p>This means that your name comes to the people&#8217;s mind first or is one of the real estate professionals on their list whenever they are house hunting, selling homes, renting properties, soliciting professional advice, and so on.</p>
<p>Newspaper and online advertising can be expensive, but the good thing about this is the fact that the everybody reads the newspaper everyday whether it&#8217;s online or print.  Since most newspapers nowadays appear online, it is easier for you to contact your local newspaper to inquire about being listed in the real estate section.  You can also grab the opportunity of creating your own website.  You can create your own real estate website for free and with a few dollars you can buy your own domain name.  You can also contact real estate websites or free property listings and have them list your company or property for free.</p>
<p>Networking is a powerful took when it comes to meeting potential clients.  Attend as many events as possible, especially those real estate related ones.  Spend time with people who have similar interests with you whether its&#8217;s a simple gathering, environmental clean-up drive, and other volunteering work, you can gain contacts and have a greater chance of being remembered.  Don&#8217;t forget to reach out to people near to you like your neighbors.  People near and around you should know what you do for a living because there are chances that some of them are selling a property or interested in your properties and may need a professional advice in real estate transaction in the future.</p>
<p>With these personal goals in mind, a real estate agent should be updated with what&#8217;s going on in the housing market and should be able to maintain his/her strong presence in terms of marketing properties.</p>

<p>Buying a home requires you to pay for the down payment, homeowners insurance, closing costs, moving costs, repair costs, purchasing major appliances or furniture, furnishings, landscape and other accessories, and the list can go on.  So, have you ever thought of these things?  It&#8217;s easy to say especially if you think you have the money to buy a home, but it will be difficult once you write it down on a piece of paper.  Thoughts is different from figures, right?</p>
<p><em>How would you know if you can afford a home right now?</em><br />
1. Determine the value of the property.<br />
2. Compare different mortgage loans and their required payments.<br />
3. Ask for an estimate of your closing costs, taxes, inspections, title insurance, prepaid loan interest, financing costs, and other costs that you need to pay in order to own a home.<br />
4. In this part, you need to have the estimated figure of the down payment as well as the closing costs.  The amount you&#8217;l have is the estimated money that you need to have right off the bat.<br />
5. How are you going to move in to your new home?  Are you going to hire a moving company, is it going to be a DIY, or mixed?<br />
6. Don&#8217;t forget to ask your real estate agent about property taxes.<br />
7. A home inspection company will help you determine which area needs to be repaired or maintained if you&#8217;re not buying a new house.  They can also give you an estimated cost for the repairs needed.</p>
<p>Don&#8217;t be afraid of numbers because numbers don&#8217;t lie.  It&#8217;s better to be surprised with the figures rather than buying a home and struggle with paying for it and eventually end up in foreclosure.</p>

<p>Small houses are homes that are less than 500 square feet.  Generally, small houses can eliminate clutter in a house.  More than that, small houses require affordable initial payment as well as lower heating and cooling costs.  Another affordable option is by using alternative building materials like cob or straw.  But of course, the use of cheap and earth-friendly alternatives should be in line with the climate or it would be impractical to do so.</p>
<p>Mobile homes are another more affordable options compared to traditional type of homes.  Typically, traditional homes require you to purchase both the land and the house.  However, mobile homes won&#8217;t require you to do so.  If you are curious about mobile homes, you may search online and surely you will discover contemporary designs of mobile houses.</p>
<p>Rent to own properties, also called lease-to-own house are great options for affordable homes.  It still feels like you are renting an apartment, but the difference is that you are going to own the property sometime in the future.  Just like any type of house, rent-to-own homes have advantages and disadvantages for both parties.  RTOs are one of the best options for home buyer who wouldn&#8217;t have the credit score or money saved to purchase a house.  They may pay a higher monthly rate than their usual rental fee, but they are not tied to continue the payment especially if they find serious issues with the property.  However, they will lose the option fee and all their rent credit money paid.  On the other hand, this is a plus or the seller.</p>
<p>These are just a few affordable options that you may consider when buying a home.  If you have decided to stop renting and spend your money on paying your a house that you can own later, you have a lot of options &#8211; small houses, mobile homes, rent-to-own homes, foreclosed properties, fix-uppers, and a whole lot more.  The main thing here is the fact that you need to spend time looking around for homes for sale.  It&#8217;s not good to find a house that suits your eyes, but always take time to consider affordability.  You can always make some improvements if you want change some parts of the property to make it look like your dream home.</p>

				<content:encoded><![CDATA[<p>After saving up for a down payment and for your closing costs, you might be tempted to start thinking about the fun stuff you’ll buy when you move into your first home — maybe a barista-style coffee maker, a quiet dishwasher or a media center for your new flat-screen TV.</p>
<p>Not so fast. As a first-time homeowner, it’s important to remember that, besides the monthly mortgage payment, which may be reasonable thanks to historic low rates, you’ll have regular fixed expenses.</p>
<p>And they do add up. In addition to your mortgage, here are additional home-related expenses you’ll want to include in your budgeting:</p>
<h2>Real estate taxes</h2>
<p>The amount will vary depending on your home’s value and your community’s services. Sometimes, you pay your real estate taxes directly, but, in many instances, your mortgage lender may bundle your real estate taxes into your monthly payment to be certain they get paid on time. Your monthly mortgage payment might also include an additional private mortgage insurance (PMI) fee, which lenders typically charge if your loan exceeds 80 percent of the sales price.</p>
<h2>Homeowners insurance</h2>
<p>Mortgage lenders typically require homeowners insurance, which you would probably want anyhow as protection from costly problems due to a range of perils, such as fire, theft or a frozen pipe. And, while your insurance will take on most of the cost of a covered loss, you should also think about saving up for a deductible, the portion you pay before insurance kicks in. (Tip: A larger deductible can usually mean a lower premium, so talk to your agent about what’s best for you.)</p>
<h2>Homeowners association fees</h2>
<p>Subdivisions may charge homeowners association fees to care for sidewalks and landscaping or to hire security; condos almost always do.</p>
<h2>Utilities</h2>
<p>Natural gas, oil, electricity and water costs can add up. Ask sellers for copies of past utility bills to see what they have paid. Of course, keep in mind that amounts will vary due to personal use — how warm or cool you want your house, or how long your teen’s showers last.</p>
<h2>Internet/phone/cable</h2>
<p>Most homeowners want some or all of these services, and they can add up to some hefty bills. Pricing out a bundled offer for all three services (it can run about $100 a month) can be less expensive than paying for each service independently. You might also consider ways to “cut the cord,” such as using low-cost (or even free) Internet-based streaming video or video-on-demand services as alternatives to cable television.</p>
<h2>Maintenance/remodeling</h2>
<p>From your water heater to the hose on your washing machine, every part of your home has a life expectancy. Experts suggest budgeting 1 to 2 percent of your home’s purchase price for annual upkeep. Also, if you have plans to remodel or otherwise improve your home, remember that the three most expensive words can be “as long as.” As in, “as long as you’re painting the living room, why not do the dining room?” or, “as long as you’re putting in a backsplash, why don’t you replace the countertops, too?”</p>
<p>The good news is that mortgage interest is tax deductible.</p>

<h5><strong>        Resources to help you choose a mover:</strong></h5>
<ul>
<li><a title="CPUC" href="http://www.cpuc.ca.gov/puc/transportation/">PUC (Public Utilities Commission)</a> for checking for license numbers and insurance.</li>
<li><a title="CMSA" href="http://www.thecmsa.org/">CMSA (California Moving &amp; Storage)</a> has list of members in your area. Look for someone that is a <a title="ProMover" href="http://www.allreasonsmoving.com/promover/">Cal ProMover.</a></li>
</ul>
<p><strong>Make a Moving File:</strong> From moving contracts to confirmation that the energy has been turned off, you will accumulate tons of paperwork related to the move. Put all files related to the buying and selling of your home, the move, the new home, contacts and useful information in one portable file box that you keep handy at all time. Consider keeping a measuring tape, calculator, business card holder, stamps, stationery and envelopes, and a file for current bills and correspondence in this box as well.</p>
<p><strong>Necessity Box:</strong> Always pack a box with essentials. Things you know or think you may need in your new home the first night. Flashlight, toilet paper, light bulbs, tools, toothbrush &amp; paste, paper towels, plastic cups, bottled water, soap and whatever else you know you can’t live without and don’t forget about what your pets may need like food and a water dish.</p>

If you’re in an area that suffered serious damage, take cues from local authorities and the Federal Emergency Management Agency. For everyone else, consider these helpful storm recovery tips.</p>
<h2>Take photographs</h2>
<p>Regardless of how minor you think the damage is, take snapshots for possible insurance purposes. If the damage is considerable, be sure to contact your insurance company and FEMA to see what benefits may be available to you.</p>
<h2>Extract the water</h2>
<p>If your basement or house has flooded, extracting the water will be your first order of business. Let your sump pump do its job, and take on the rest of the water with a mop or wet vac. Clean any drains that might have been covered by debris.</p>
<h2>Keep air circulating</h2>
<p>Open vents and windows and set up a fan to keep fresh air circulating. The sooner everything dries, the less potential for mold, mildew and permanent damage. Invest in a dehumidifier to remove damp air and facilitate in the dry-out process.</p>
<h2>Clean with disinfectant</h2>
<p>Since floodwaters can be filled with a variety of contaminants from sewage to chemicals, make sure to clean floors, walls and furniture with a disinfectant (a solution of warm water and bleach should work). Be sure to wear a mask and gloves.</p>
<h2>Remove wet drywall</h2>
<p>If you have drywall, the water-soaked portion will need to be removed and replaced. The chances of it drying out thoroughly are slim, and it holds the potential for mold and mildew. The same is true for water-damaged insulation behind drywall.</p>
<h2>Downed trees</h2>
<p>If your property suffered major tree damage, your state and local municipality or emergency services may help clear the way. If not, contact a tree expert to assess the damage and determine whether it is to be saved or removed.</p>
<h2>Damaged shrubs</h2>
<p>Clean up any debris that might have blown around shrubs. If they were damaged, you will need to do some “mandatory” pruning. Most plants are resilient and will be no worse for wear come summer.</p>
<h2>Yard cleanup</h2>
<p>If you find your yard filled with branches, leaves and debris, you have some yard work ahead of yourself. Collect the large branches and debris for disposal and use a rake or leaf blower to clear away the rest.</p>
<h2>Roofing issues</h2>
<p>Where there are high winds there is roof damage. Inspect your roof for shingles that might have come loose, dislodged or blown off. They should be repaired as soon as possible, since the exposed roof deck will be subject to further moisture in the weeks and months ahead.</p>

<p>If you suffered more serious damage, consult with a roofing contractor to see how you can protect the interior of your home until a professional repair can be made.</p>
<h2>Check for leaks</h2>
<p>Survey the inside of your house to see if there are any water spots on ceilings or near chimneys. If so, it’s a sign of additional roof problems, the source of which could be anything from compromised shingles to inadequate flashing.</p>
<h2>Broken windows</h2>
<p>If windows have blown out or shattered, board them up until a repair can be made. If it is a small, single pane of glass, you may be able to re-glaze it yourself. If not, contact your local home center or glass store for service.</p>
